We are currently hiring a Land Sales Director (India) on behalf of our client company.
Responsibilities:
Develop and implement a comprehensive sales strategy for the client company targeting land development, real estate and investment opportunities in the Indian market, identify and engage high-potential investors, developers and corporate clients in Bangalore and South India and build and maintain a robust sales pipeline to achieve agreed revenue and sales targets.
Lead business development efforts to acquire key clients in real estate, hospitality, financial services and related industries, manage high-value negotiations, proposals and deal closures in line with company policies and build long-term strategic relationships with developers, institutional investors, family offices, and HNWIs.
Establish and manage partnerships with sales agents, investment bankers, consultants and wealth managers, while overseeing the performance of third-party sales channels to ensure compliance with company standards.
Drive sales performance to meet monthly, quarterly and annual KPIs, prepare regular sales forecasts and reports for senior management, and ensure all sales operations are aligned with the company's strategic positioning in South Asia.
Collaborate with the Marketing & Investment Promotion team to execute targeted roadshows, client events and digital campaigns and represent the company at conferences, exhibitions and client meetings across India.
Monitor real estate and investment trends in India to identify emerging opportunities and provide competitor and client insights to support strategic decision-making.
Ensure all sales processes comply with internal governance, legal and financial procedures, maintain accurate client records, contracts and documentation and support coordination between the Bangalore office and the company's Colombo headquarters.
Requirements:
Bachelor's degree in Business, Marketing, Real Estate or a related field with MBA and overseas education preferred,
Strong knowledge of real estate, investment and sales processes, with excellent communication, negotiation and presentation skills and familiarity with Indian high-net-worth and corporate investor markets.
Minimum 8 years of experience in sales or business development, including at least 3 years in a leadership role, with a proven track record of closing high-value deals, preferably in real estate or investments.
Ability to build and manage senior-level client relationships while consistently achieving sales targets under pressure.
Professional, results-oriented and trustworthy individual with strong leadership and team management qualities, a high level of integrity and accountability and preferably a connection with Sri Lanka.
